Background

The King Abdullah Financial District is a massive development in Riyadh, Saudi Arabia of over 60 towers in an area of 1.6 million square metres. When completed, it will provide more than 3 million square metres of space for various uses, 62,000 parking spaces and accommodation for 50,000 residents. The towers on site include residential, office, and retail towers, several schools and parking garages, a medical clinic, civic buildings, and three hotels.

The Project

The Public Investment Fund contracted a team at Keltech IoE to deliver a range of smart apartment technologies in the financial district to match their ambition for the complex.

Following an analysis of the project requirements, Keltech IoE along with partners Zipato and BDAS delivered a comprehensive, feature rich set of technology solutions for a range of apartments.

The solution framework leveraged IoE (Internet of Things) technology enabled devices to ensure all sensors and controls were centrally managed through a local server in each apartment, providing added security against third party external access and a streamlined, single mobile app to control and automate all devices. The local server connected all devices using a range of mobile and fixed line solutions (e.g. 4G, Z-wave, zigbee, RS232, 433MHz, EnOcean and KNX).

The complete home solution design included:

  • High end security – IP camera, motion sensors and a remote monitoring internet enabled app
  • Smart thermostat – remote mobile enabled app to manage cooling and heating controls including multi-room control and weekly scheduler
  • IP video intercom – video access control with on-wall panel and remote mobile app
  • Lighting control – customised lighting for smart scenes controlled via wall device and mobile app
  • Blinds control – rechargeable motorised blind control with automated functionality and mobile control
  • Multimedia control – touch panel control of all entertainment needs
Central to all apartment features was the wall mounted, intuitive touch control panels, with pre-configured ‘scenes’ for easy control. Mobile connectivity was included for all Android and iOS devices.
