Background

Wembley Park, home to the famous Wembley football stadium, has been undergoing a massive change in the last number of years. It is set to become the largest build to rent (BtR) development site in the UK, with over 7,000 rental homes being delivered by 2024. Quintain property developer has an ambitious vision, which includes over 8,000 new homes, a revamped 12,500 seater indoor arena, over 185,000 square metres of commercial and retail space, including a new designer outlet with over 70 shops and restaurants as well as several hotels and community green spaces and facilities. Modern design, facilities and state-of-the-art technology has been at the heart of this vision.

The Project

The Keltech IoE team were contracted by Quintain to deliver a range of smart technologies for the mixed-use high rise residential, commercial and retail buildings.

A three step process “Access -> Co-create -> Execute” was adopted by Keltech IoE to meet the technology needs of the project.

Access

The first step in the process involved a compilation of the ‘must-have’ features for each building as well as the potential future needs. At this stage, the concept of future-proofing each building was envisaged based on a high-speed (10Gbps) and flexible network implementation at the outset.

Co-create

Working with Quintain, architects, mechanical and electrical (M&E) contractors, the Keltech IoE team designed the technical specifications for each building based on the feature requirements outlined in the previous stage.

Execute

Following design sign-off with Quintain, the Keltech IoE team managed the full installation of the fibre-optic converged network and subsequent system installations via a variety of specialist suppliers. Design governance was maintained throughout the project, to ensure all residential, facility management, commercial, retail and public systems were fully integrated and operating efficiently and securely.
